FHA Lowers Mortgage Insurance

I am excited to share with you some great news regarding FHA loans. Starting March 20th, the Federal Housing Administration (FHA) will be reducing annual mortgage insurance premiums for eligible borrowers, making homeownership more affordable and accessible for many.

Here's what you need to know about this FHA mortgage insurance reduction:

  1. What is mortgage insurance? Mortgage insurance is a type of insurance that protects the lender in case a borrower defaults on their loan. With FHA loans, borrowers are required to pay both an upfront mortgage insurance premium (MIP) at closing and an annual MIP that is paid monthly along with the mortgage payment.
  2. How will the reduction work? The annual mortgage insurance premium for most FHA loans will be reduced by 30 basis points, or 0.30%, which could result in significant savings for borrowers. For example, on a $500,000 FHA loan, the annual savings could be around $1,500.
  3. Who is eligible for the reduction? The reduction will apply to most FHA loans, except for certain streamline refinance transactions. To be eligible, borrowers must have an FHA loan that was endorsed on or after May 31, 2009, and the loan must have an original principal balance that is equal to or less than the FHA loan limit for the area in which the property is located. For purchases, the new MI amount will apply to case numbers on or after March 20, 2023. 
  4. What are the benefits? The reduction in annual mortgage insurance premiums will make homeownership more affordable and accessible for many borrowers, especially first-time homebuyers and those with lower incomes. With lower monthly payments, borrowers may be able to qualify for larger loan amounts, purchase a more expensive home, or simply have more money to put towards other expenses.
